Simplified RS-1 “Residential” Zone

Can something like this proposal solve the conundrum of high RS prices? Maybe, since it’s applied to ALL RS-1 properties. All zoning rules should also be more inclusionary, so that none of them will be scarce.

However, if this amendment can go along with purposely designed land value tax, we can see less prevalence of high RS prices one day.
